How do I know if I am income eligible for a DSCLT home?

To qualify, you must meet income limits based on a percentage of the area median income (AMI).

Do I need to qualify for a mortgage?

Yes, you will need to secure a mortgage from a lender familiar with the CLT model. Our team can help connect you with with homeownership counseling services and approved lenders.

What kind of support does a CLT provide to homeowners?

DSCLT will assist you with homebuyer education, financial planning, and permanent support for the duration of your homeownership experience. We have assisted our homeowners with identifying resources for home repairs, foreclosure avoidance, and navigating the many different aspects of homeownership that can be confusing for first time homebuyers. We also walk each homeowner through the homebuying process to ensure fair lending and a secure transition to homeownership.

Can I make renovations or improvements to a CLT home?

Can I pass my CLT home on to my children or heirs?                                                                                          

Yes, heirs can inherit the home, but they must be willing to adhere to the DSCLT ground lease.

Am I responsible for property taxes and maintenance?

Yes, as a homeowner you are responsible for property taxes, home insurance, and all maintenance. These are traditional expenses that come along with homeownership.

Can I sell my CLT home?

Yes, but it must be sold to another income-eligible buyer at a price determined by your lease agreement. This formula allows you to pass on the same opportunity that was given to you to purchase a safe, healthy, and affordable home!

Do I still build equity in a CLT home?

Yes! While the resale formula limits price increases to maintain affordability, homeowners still earn equity when they sell.

What happens if I want to move?

Diamond State, CLT will assist you in finding an eligible buyer and guide you through the resale process.

Can I rent my CLT home?

No, Diamond State, CLT homes are meant to be owner-occupied and cannot be used as rental properties. However, in certain circumstances, short-term rental exceptions may be considered with prior approval from Diamond State, CLT.
